Lettings Fees

Lettings Fees:

  • Let only – 10.5% + VAT (12.6% inc VAT)
  • Rent collection – 12% + VAT (14.4% inc VAT)
  • Full Management service 16% + VAT (19.2% inc VAT)
  • HMO service Management 20% + VAT (24%inc VAT)
  • Short let agreement 22% + VAT (26.4% inc VAT)
  • Withdrawal from an agreed offer £480 inc VAT
  • Sales commission is the tenant buys the property 2.4% inc VAT
  • Preparation of check in and check out £270 + VAT (£324 inc VAT)
  • EPC – £133 + VAT

Administration fee £400 + VAT (£480 inc VAT)

To include:

  • Preparation of tenancy agreement
  • Registration of the deposit
  • X1 Property visit per year
  • Waiting time at the property (Up to 30 minutes providing our diary allows and we have adequate notice)
  • Having extra keys cut (Providing the cost of the keys are paid into the Shaws account prior)
  • Arranging cleaning prior to start of tenancy
  • Arranging gas safety checks
  • Installation of smoke alarms or carbon monoxide detectors (We will place this in the property and not screw to the ceiling or wall and the unit is chargeable)
  • Obtain consent from a lender or superior landlord if required, but this information must be provided by the landlord.

 

Change of tenancy fee:

If a tenant were to change during a tenancy the charge to complete the referencing, allocate the deposit, communicate with the tenants and alter the tenancy agreement will be at the cost of the landlord. £350 + VAT (£420)
